Comes True To Own Part of the U.S.

Have you ever dreamt of
owning part of each of the 50 states of America
but gave up because you couldn’t afford
it? Then Scott Moger of New York is the man
you want to see.
A novel plan by the former
entertainment industry promotions executive
allows people to buy a square inch of land in
each of the 50 states for as little as US $19.95,
and 49.95 if the deed is to be mounted on a
plaque. The land is all undeveloped, and includes
part of a bayou in Louisiana, a mountain in
Wyoming and a desert in Nevada.
“I wanted it to
be as representative of America as possible,”
says Mr. Moger. “I want it to be sort
of a statement of American heritage,”
Of course, buyers will
never be able to build, live or make money on
their land. But they will be able to visit it,
and they won’t have the normal land owner’s
headaches.
Mr. Moger says his company;
American Acres Marketing will take care of the
taxes and maintenance fees. Mr. Moger, 47, a
former vice president at Columbia Pictures,
came up with the novel idea when his parents
where cleaning out their attic and came upon
a deed to one square inch of land Mr. Moger
owns in the Yukon, thanks to a Quaker Oats cereal
promotion when he was a child.
Mr. Moger thought he’d
like to build on Quaker Oats idea and make it
50 times better, so to speak. So he began buying
an acre of land in each of the 50 states. What
Mr. Moger has done, in essence, is divide each
acre into 6.2 million sets of 50 square inches
including one from each state. Plus, he has
obtained a deed for each of the 6.2 million
sets. Buyers not only get the deed, but a booklet
describing the 50 acres in which the tiny parcels
are located.
I’ve had a lot of
fun with this,” Mr. Moger says. It’s
also been frustrating, he’s had to visit
scores of lawyers, federal regulators and state
attorney generals to make sure everything was
legal. For example, regulators required that
he specify on the deeds that they are a novelty
and not an investment.
Mr. Moger then waited
until Columbus Day, last month to start selling
the land packages – just in time for the
Christmas gift-buying season, and in time for
1992, the 500th anniversary of Columbus’
discovery of America. In his first few weeks,
Mr. Moger says he has had about 2,000 buyers
including some from Germany, Japan, Australia
and even Hungary. But there’s land for
a lot more buyers and a potential $62 million
in sales.

God's Little Square Inch

What can $10 buy these
days? How about land in all 50 states —
or more precisely, a deed to one square inch
of land in every state.
The idea is the brainchild
of Scott Moger, a former TV and film promoter
who spent 10 years accumulating one-acre parcels
in each state, spending $250,000 on land acquisition
and legal fees.
The portfolio is a cross-section
of America, Moger said, "containing mountain,
prairie and even swamp land." Included
with the deed offered by American Acres, Moger's
company, is an eight-page booklet giving each
parcel's exact location. "The square inch,
in Connecticut, for "example is in Danbury
in an expensive: residential neighborhood overlooking
a lovely lake and golf course," he said.
In Hawaii, an owner's one - 6,272,640th of an
acre is in Hawaiian Ocean Village Estate, a
planned community on the big Island of Hawaii.
Owners can visit their
holdings anytime. But the deeds, like most others,
have restrictions. Owners can't live, build
on or improve the land. Forget about planting
anything — farming is prohibited. And
what if oil is discovered on the Oklahoma spread?
Sorry, owners are prohibited from deriving income
from the property.
About 1,000 deeds have
been sold since sales began Oct. 14, many as
gifts to real estate brokers, he said. Big spenders
can with the owner's name embossed
on it, contained in a special folder, for $29.96.
The deed can also be mounted on a walnut-finished
wood plaque for $49.95. And if you've been turned

Also as indicated on the
website www.OwnAPieceofAmerica.com, “owners
won’t have to pay taxes of any kind…ever,
and will not be required to mow, pick up trash,
or comply with any local, state or federal regulations.”
Ownership of the one-square
inch "parcels” is certified by individually
numbered, Deeds registered with American Acres,
Inc. in owner’s name and will be listed
in the “Landholder’s Property Registration
Roll” on the website.
The project has taken
over 10 years to put together with the land
purchased one acre at a time, state by state,
by American Acres Inc. A “no action”
letter was issue by the United States Securities
and Exchange Commission (SEC) as well as the
Attorney General of New York State stating that
the deeds are being sold as novelty items and
not as investments and that owners cannot resell
them for profit or benefit financially in any
way.
The exact location of
the land is indicated on the individual State
Pages or Property Location Guide to all 50 States
to which purchasers will have access once they
are a registered owner. They can check back
anytime to see their name and find out who their
neighbors are. Or they can send friends there
to “check-it-out”.
The Deeds to the USA are
